  • Chalking or fading paint - ColorPlus finishes should hold 15 years. Premature chalking usually means the panel absorbed moisture through a breached joint, forcing the finish to release from the substrate. In Hemet’s 110°F summer peaks, trapped moisture turns to vapor and pushes the coating outward.
  • Cracks at panel edges or corners - Fiber-cement expands and contracts with temperature swings. Hemet sees 40°F diurnal swings in spring and fall. If installers left inadequate gaps or used rigid polyurethane caulk instead of James Hardie’s specified sealant, the panel edge crushes against the trim and spider-cracks form.
  • Soft or delaminating panels near grade - James Hardie requires 6 inches minimum clearance from finished grade to the bottom edge. We’ve measured 2-inch clearances on DIY conversions where owners poured new concrete up to the existing siding. Water wicks up, the cement matrix saturates, and the panel turns to wet cardboard from the inside out.
  • Fastener corrosion or “nail pops” - The telltale rust streak below a fastener head means the wrong fastener was used. Hot-dip galvanized is minimum; in Hemet’s dry climate, some installers cheaped out with electro-galvanized, which fails in 3-5 years. Each pop loosens the panel and creates a wind-uplift liability.
  • Interior moisture at converted garage walls - Your ADU bedroom or kitchen shows damp drywall, but the roof doesn’t leak. The Hardie weather barrier (HardieWrap or equivalent) was likely omitted, torn during installation, or compromised by an unflashed window cut into the former garage door opening. What you can check safely: Measure your grade clearance with a tape measure. Photograph any fastener rust streaks for our review. Verify your panel stamp says HZ10, not HZ5. These three checks take ten minutes and tell us most of what we need for a preliminary scope.

Where DIY goes wrong: Fiber-cement generates silica dust when cut. OSHA requires respirators and outdoor cutting with vacuum collection - not a dust mask and a Skilsaw on the driveway. Panel fastening demands precise depth control; over-drive a nail and you compromise the panel face, creating a moisture entry point that won’t show for two years. And the fire-rating documentation? Riverside County inspectors ask for it. We’ve had owners replace panels themselves, then fail inspection because they couldn’t produce the ASTM certificate for their aftermarket product.
