Dvele Garage Conversion ADU: The Hemet Owner’s Guide

We stock and install Dvele-compatible parts for garage conversion ADUs in Hemet, with most replacements running $340-$780 installed depending on the subsystem. The number on the page is the number we build to - not the number we hoped for in April. Most Hemet owners discover a problem when the unit’s climate system short-cycles during our 100°F summer afternoons, or when the smart-home hub throws a connectivity error after a Santa Ana wind event knocks the Valley’s power grid sideways.

Which Dvele Models This Applies To

Dvele’s garage conversion line breaks into two chassis families: the S-Series (2020-2023) and the current R-Series (2024-present). The S-Series used a 24V hardwired climate control module mounted behind the kitchenette’s service panel; the R-Series shifted to a 48V PoE+ system with the hub relocated to the utility chase above the bathroom. Both series share the same 36-inch wide rough opening, but the electrical pinouts differ - a compatibility gotcha we’ve seen trip up three Hemet owners this year alone.

To identify your part, check the QR code on the service panel’s upper-left corner. S-Series codes start with DV-SGC; R-Series with DV-RGC. The OEM climate module for S-Series is Dvele part CM-2400-H, now on extended backorder. We specify a UL-listed aftermarket equivalent from Functional Devices that matches the 24V/40VA output and fits the same DIN rail - at roughly half the lead time. For R-Series, Dvele still stocks the CM-4800-PoE direct; we carry both OEM and a tested equivalent.

Signs Your Dvele Garage Conversion ADU Is Failing

Signs Your Dvele Garage Conversion ADU Is Failing
  • Short-cycling HVAC. The mini-split turns on, runs three minutes, shuts off, then restarts ten minutes later. In Hemet’s dry heat, this usually traces to a failed capacitor in the condenser’s electrical panel - a $180 part that takes out the compressor if ignored.
  • Smart hub offline after power events. The Dvele app shows “unit disconnected” even when your home Wi-Fi is stable. The PoE injector in the utility chase loses its handshake after voltage sags; we see this most in Valle Vista and the eastside neighborhoods where SCE’s infrastructure dates to the 1970s.
  • Water heater error code E-04. The heat-pump water heater - standard on most Dvele garage conversions - throws this when the ambient temperature sensor reads out of range. Hemet’s 40°F winter mornings can push marginal sensors over the edge.
  • GFI trips when both kitchen outlets are loaded. The 20A kitchen circuit was specced tight; if the induction cooktop and microwave cycle simultaneously, a weakened GFI from 2020-2022 production runs will nuisance-trip. We stock the updated Leviton unit that Dvele switched to in late 2022.
  • Sliding door track binding. Not electrical, but we get the call because owners think it’s structural. The aluminum threshold expands roughly 1/8 inch per 10 feet in summer heat; without the specified gap, the roller carriage binds. A $45 track adjustment, not a frame rebuild.

Replacement Cost & What’s Included

Part / Subsystem Typical Range (Hemet) Warranty
Climate control module (S-Series, aftermarket) $340-$480 2 years parts & labor
Climate control module (R-Series, OEM) $520-$680 2 years parts & labor
PoE injector & hub reset $180-$260 1 year
Heat-pump water heater sensor $220-$340 2 years
Kitchen GFI + circuit verification $140-$200 1 year
Sliding door track adjustment $120-$180 90 days

What drives the range: access (is the service panel behind a built-in cabinet?), whether we need to isolate the circuit for safety verification, and if the original install followed Dvele’s clearance specs or cut corners. Every replacement includes a documented photo record of before, during, and after - Haven Standard, Clause 3. Under Clause 5 (No Surprises), the scope is locked at signing; no door-side upsells, no scope creep.

DIY or Call Us?

Here’s where we draw the line. You can safely check the QR code for your model, reset the smart hub at the breaker, and clear the door track of debris. What you should not touch: the 240V climate module terminals, the heat-pump refrigerant lines, or any PoE+ circuit above 48V without proper disconnect lockout. The S-Series capacitor holds a lethal charge even with the breaker off - we’ve seen experienced Hemet handymen get this wrong.

If your symptom involves electrical, refrigerant, or anything behind a panel with a warning sticker, call (951) 430-0167. We’ll schedule a free estimate, confirm the part match on-site, and quote a written price before any work starts - Haven Standard, Clause 1.
